首付不用付利息,但是卖房时增值部分要按比例分给政府。 假设100万房子政府出首付20万,卖时增值30%,增值的30万要付20%也就是6万给政府,20万贷款6万利息,大约相当于5%利息10年的普通房贷,要看持有多久, 时间短了可并不划算。 这是帮助中低收入群体买自住房的,不能出租,而且只有5亿美元预算,据说可能拓展到10亿美元,但是加州的房价也就够资助几千套吧……
1M左右的会很抢手。不符合申请条件,但是需要买房的得抓紧下手了。 否则等到夏天,这个价位的房子,会被炒高很多。

因為有這20戶 所以其他80戶的市價 也比同城低一點 依此理 如果每個新區都有部分政府補貼的房價 整個新區的房價可能都會受影響 房價漲是因為通膨 不是因為政府補助
思路一下子打开啦。不用卖房子。可以租出去。然后自己另找地方租房。或者你和朋友邻居互相租对方的房子住。
去年的那个项目不能refinance,做时需要偿还政府的钱,但今年这个是可以refinance的。项目不同。

这个不一样的,affordable housing是再次转卖时必须要卖给qualified buyer,通常是低收入人群。现在这个补贴20%的项目,下次卖的时候要把钱还给政府,并且增值部分也要分给政府一部分,对下一任买家没有任何限制
这个虽然说是最多可以30%,但是细则写了最多25万
有的program可以refi一次,不需要还本金
