Honestly, it depends on the week. There are some weeks when we do four to five meals out. There are other weeks when we make most of our food and we only go out once a week. 我家薪水比他们还高,还在湾区租房呢。湾区估值400多万3000多尺的好学区房子房租才6000,如果买的话,光地税就要4000/月。就算在利率最低的2点几时买,就算首付200万贷款200万,一个月也要还8000贷款,再加上地税,一万多就出去了。我宁可把省下的大几千块钱拿来吃喝玩乐旅游请保姆带娃。资产积累很重要,但是生活得舒适也很重要啊。

而且400万的房子拿出来放租的不多呀。 大家喜欢买的是好区交通方便区小房子,既容易租,租客质量高,租售比还很不错。 烂区便宜房子租售比不错,但是分分钟收不回来租让你大出血。2m以上的房子就不适合搞出租房了,买来remodel再卖收益会更好。 那个层主感觉不太了解市场,想当然的唱生活艰辛,“虽然我赚的多但是还是活的苦”的意思。其实在湾区真有50万以上年收入,税后也将近30万到手,生活已经不太会真正为钱发愁了,算相对平稳顺利的。

你这个就是我说的装修很旧的那种,和85高速只隔了两排房子,噪音很大,一般人都不愿意租的,所以在市场上挂了两月都租不出去。los altos正常的3000尺+,装修10年以内的肯定不是这价钱
第一个房子真的买不到350万,这种location+condition有点难
南湾好学区两百多万的房子房租不到5千,三百多万装修一般的六千可以拿下

那个公马层主能租到6000价值4m的房子真的是捡到deal。 当然真假只有自己心里知道了呀 非要戳也没意思。争论从来没输赢。你开心就好。 如果那个层主能fool到更多的人,市场上多一些不清楚的人,对清楚的人也是容易赚钱的好事。:) 市场在模糊的时候才有钱赚,但是模糊不了多久的,稳定下来得样子都会被无形的手调节到相对平衡。我是笨人,我不相信自己有那种幸运做弄潮儿,乖乖走大家都走的路,乖乖买房子就好啦。

认真不抬杠的说如果你真的租到了这个房子(我相信的,市场总有各种特例),那就好好利用它。继续租是对的。 但是很多人没这个幸运的。 另外要小心不要讨论的太high,小心房东看到要求涨租。
涨租有cap吧?而且我贴中列的那个房子说明,市场上这样的房子并不是个例,随便一搜就能找到啊。 而且就好像你前面说的,280万的房子,挂了67天还没租出去,说明什么,只能说明280万很可能要4000要多了,可能得降价到3000多才能租出去。
在Saratoga tri-level估计是绕道走的原因……

就算6k租不到,10k左右绝对能租到400万的房子,按现在的利率算房贷都要20k左右吧,还不算房产税
湾区买房本来就是追求增值,租出去想cash flow是正的太难了,除非你在这一波暴涨之前买的房。当然你也可以说还会暴涨,不过你真的相信400万的房五年后会涨到800万吗?(15年可能确实是200万)
