全款没债的话,房价只要不往上走也还是亏吧?房款分开放银行吃利息也至少有4%+。出租事儿多不说,大多数地方收益也到不了4%吧?比如湾区,1m的房子一年能租40k?
一定会! FDIC 一家银行只能保25万,全美也就不到200家靠谱银行,一共也就保几千万。 多余的钱根本没法放置,不买房怎么办?难不成放床底下?!

我说是“比如湾区”,不是只有湾区。如果其他什么地方现在买房比钱放银行吃利息更合算的,不妨放几个zipcode来研究一下。即使不算买卖过程的开销和远程找租客出租公司的麻烦,买完房的收益减去地税至少得比银行利息高,这个投资才有意义。N多有不确定性的方向选买房这条路,总不能听高房价利益相关人士大嘴一张就觉得该是这么回事儿吧?
股票,黄金风险都低。分散开放有fdic的银行吃利息完全没风险

湾区恶心的地方是,利率高低, 房价高低,你都买不到你想要的房子,从来只看实力。 不要看房价涨跌,不要看利率,不要看裁员,不要看通胀,不要看银行破产,不要看任何东西,出去买看看。或者叫银行开个certificate,看能开多少,出去买试试,就现在。
其实美国其他地方的只希望湾区的不要到处流窜就可以了。湾区已经烂了嘛,大家都知道,房子跌了也好不了,都是烙印。
这么裁来裁去对外地房市还是有立竿见影的效果。大家都觉得湾区是不是人太多了才到处跑,所以每个公司雷几万个就可以了。最好是把wfh 的雷掉。
