I am sure if you made a profit on the foreign transactions they need to be reported to IRS one way or another.

如果持有超过1年,增值部分才交15% or 20%的稅, 不值得冒险。

房产不需要报税吧 只有金融资产才需要 比如银行存款股票退休金等
国外资产卖不卖都要申报,要不然肥猫伺候

绿卡卖国内房产我印象里IRS基本不收税,就是不会国内国外收两次;如果之前没有一次性的转移过财产,钱也可以申请一次转出来,不受每年的限制。
