你买房时已经移民了吗?购买时是否已经移民汇款手续是完全不一样的
其他难点: 你是否有国内的银行账户?没有的话卖房款怎么收? 尽管理论上外籍可以汇出,数目大的时候他们会尽量卡,比如仔细审查你购房的手续是否合规
另外中介交易时会把正式成交价(所谓的网签价)压低,远低于合同价,以帮买方省税,注意只有正式交易价是可以汇出来的,你和买方签合同时除了合同价一定要事先约定正式交易价是多少,不然会有纠纷的

理论上说,tax liability和你转出来不转出来没有任何关系 不过如果卖房款一共不到5万美元,怎么报税都是很少的税 如果你父母过去5年在那个房子里住了两年,那么他们会qualify 50万美元的免税额,不用交任何税 否则按正常报税的话,5万美元减掉买房和装修成本,再减掉他们的standard deduction,税率估计就在12%的bracket了

很多概念是都混淆了
Estate Taxes是遗产税,是去世的人要把财产传给别人的税务负担,Inheritance Taxes是继承税,是继承人继承时的税务负担。联邦有遗产税(Estate Taxes),没有联邦继承税(Inheritance Taxes),但有6个州有继承税(Inheritance Taxes)。
这些税都是针对美国居民(公民和绿卡),如果父母是非美国居民的非美国财产,无论是赠予还是遗产给美国居民,美国居民没有税务负担。联邦遗产税目前有一千多万的豁免,但非美国居民的“在美国”财产是没有豁免的,直接就是40%的遗产税起步。
