Population Migration: More People Are Leaving Coastal Southern California
According to the latest census figures, Los Angeles County had the largest population loss of any county in the US, reflecting the growing population shift emerging from the pandemic. Population trends: The U.S. Census Bureau published its updated population data for 2021, which calculates changes from mid-2020 to mid-2021. Among the macro trends shared across SoCal metro areas was a decline in natural population growth. Inland Empire, Los Angeles, Orange County, and San Diego experienced a drop in international migrants relative to the prior 10-year period, due mostly to the pandemic. Spillover demand: Inland Empire has become an outlet for spillover demand from coastal Southern California residents pursuing affordable housing. It allows residents to remain in Southern California while still being close to coastal job nodes in Irvine, Los Angeles, and San Diego.
The bottom line: Inland Empire’s population grew by nearly 50,000 new residents in 2021, compared to negative growth in coastal markets. Economic uncertainty has accelerated this trend as many people moved into the interior of SoCal in search of affordable housing. The average asking rent in Inland Empire is $1,950 per month, $200 less than LA, $300 more affordable than San Diego, and nearly $600 lower than Orange County.
