买房 - title求问

刚拿到title commitment 我看了下exception里面有一条是 “Covenants, conditions and restrictions and other provisions but omitting restrictions, if any, based on race, color, religion, sex, handicap, familial status or national origin as contained in instruments recorded in **********”
我以为这条通常出现在有HOA的小区 但我买的是single family house 怎么也会有这句话呢？中介说没有问题的 我们这儿买房不需要律师 所以还是想来听听大家的意见 谢谢大家！
