在提交房产利息的时候: 房1 选的是 primary home, 利息$12,000, 2020 年refinance 房2 选的是 second home, 利息 $5,000
房2 没有出租,买到后搬进来住了,房1 今年才出租。
在提交地税信息的时候: 同样房1 作为 main home: 地税 $11,000 房2 作为 additional home 地税 $5,000
算下来 房产利息总共 $17,000 地税 $16,000。 去年报税的时候只有一个房子的时候,也能按照 itemlized deduction。现在交的多,能deduct 的反而少了。肯定是我哪里弄错了啊。 我是应该把房1 和2 都作为 primary home么? 或者是什么别的问题。。。

你如果是MFJ 你能itemized 是17000+10000=27000 > standard deduction 25000 如果是MFS 你能itemized是17000+5000=22000 > 12550.

你的贷款可能有超过750,000的部分,那部分的贷款利息不能抵税了。
所以实际贷款利息抵税部分可能小于17000
按照mortgage允许的额度算一下就知道了。
2nd home自用的话,贷款利息也可以抵税。

10000 + 12000 + 24/92*5000 =23304 如果没有其他credit, 远小于25100了。有捐款的话,超过2500才值得itemize。去年捐款 MFJ 即使standard deduation也有600块可减。

求问贷款额度超过75万的refi怎么报税呢?turbotax有bug. 比如在原银行贷款100万,refi的时候本金还剩余95万,在新的机构refi贷款90万(为了得到好利率自己口袋拿出5万还本金),现在超过75万的部分不能抵扣利率,那折换分母到底算哪个?75/100,75/95,75/90 还是75/某个平均数? 我自己觉得可抵扣利息应该算当月利息*每个月的75/当月实际剩余本金(12次相加),但似乎没人这么算,至少软件不会这么算,头大的不行。谢谢!
child credit 不属于 itemized deduction, standard 同样可以报的。哪些属于itemized deductions, 你的软件都有详细介绍的,详读一下tips 明年报税可能用得上。

2020你搬家以后,房1就按出租房报。有没有租客没关系,你报loss就是了。只要你招租了就行。搬家后,primary residence 房1就被converted to 出租房了. 这样,2020房的一部分利息,房产税,为出租进行的装修,清洁,等等,都是expenses。
