一开始就quote七八家, 然后拿underwritting approval ,然后看房下offer ,然后和他们说你要lock利率。
让所有人给你出lock利率statement,里面有所有的fee和credit。
最后选最低的几家同时开始做loan, 无非损失额外的appraisal fee。
现在appraisal gap概率很大,一个做不下来,再找另一个都晚了,早点一起开始,谁先做下来就跟谁签,他们知道你另外有一个backup loan以后反而对你的case很上心。
而且说好的rate,各种谈不下来,直接给出另一家银行的estimate,二话不说给你match到最低
最后就只是付了几份appraisal fee, 没有其他额外的费用。多付的appraisal fee 相当于是买了份保险,保证贷款能过。
只是买个保险罢了 这个一直有人会这么做
同时找两个loan agent, 就是你做完另外一个agent肯定就拉黑你了

就是个数字游戏
buyer agent带人看几个月的房子,陪跑几十个offer,最后买不下来一分钱都赚不到常有的事儿,每个offer至少得花1个小时准备吧,loan agent做熟了也就1个小时的事情,白嫖率也就50%而已,buyer agent下20个offer中一个,白嫖率95%
另一方面你对loan agent忠诚,把材料交上去,最后一刻loan被拒了,她损失一个小时的工作,你损失几万甚至几十万的deposit
而且所谓的loan agent都类似给under writer 打工的,相当于买车的时候销售给manager打工一样,做成一单收提成,你买车都还至少货比三家呢,何况是买房
最后,做backup loan这件事情是一个loan agent自己给我推荐的,还告诉我怎么跟另一个loan agent要loan estimation,他们自己也是acknowledge这件事情的, 你别那么大精神负担

热门买房地区,看到有的人的房子appraisal 比purchase price 低了十万美金,在现在这个房市是很有可能的,这种情况下,一开始就有两个贷款agent 就更有必要了。
万一一个appraisal 低了,另外一个还可以顶上。
从概率的角度说,一个贷款有10%被拒绝的概率,两个就只有10%X10%=1%了,三个贷款就只有千分之一的概率了。
所以三个贷款同时做,是成功率最高的。
贷款被拒是有相关性的。
