一个 1920年代的single family house, 才六千尺, 3 bedroom, 1 bathroom, 1400 SQFT
非学区房,只是交通房
OPEN HOUSE 看房子的时候要排队,排队要半个小时
下了OFFER 以后
per listing agent:
i got 50 plus offers, i am sending multiple counter offers. In order to receive one, you will need to be above listing price plus 300k
In addition, the terms of the counter will include: -No appraisal contingencies. -Loan contingency (if any) at 10 days. -COE: 25 days or sooner (ideally 21).
过了一会儿,The listing agent said:
Thank you for submitting an offer on behalf of your client for the property. The property received 84+ offers with 52 of them over listing price + 300k.
My clients decided to counter the top group and unfortunately, that does not include your buyer. If your buyer is able to compete please resubmit.
The offers countered were at or above listing price + 300k
Terms included: - no appraisal -10-day loan or removed - 7 day inspection & property access or less - loan offers 25 days or sooner COE

这么大的房子,市场价怎么也该1个m以上,标价才10w,加价30w以上很正常啊,难道想40w以内就买下这个房子?
