Seller closing cost请教

请问卖房方出的closing cost都有些什么项目?哪些是卖家必须出的,哪些是可以和买家negotiate的?问过agent几次,agent说得含含糊糊,每次一问就搪塞过去。本来觉得是个特别简单直接的问题,现在感觉有猫腻一样。谢谢!

正在卖,马上要close了,我们只需要付Recording Fees Deed 两千,律师费和Agent Fee, 没和买家negotiate。供参考

应该是买方出!有些买房agent在合同上搞花招,把closing cost做成卖方出,卖方agent一般都装不知道,这样交易就顺利完成,双方agent那佣金走人。

loan agent 更明白 还有 title company,不会骗你的!

Transfer tax是卖方出的。recording fee产权部分是买方因为房子是他的了,如果你有existing mortgage的话你要出recording fee - mortgage satisfaction.然后就是律师费,地产经纪佣金,就这些了

It depends on the state.
We are buying a house now. The sellers are paying for realtor fees, 1/2 of settlement fee, reconveyance fee, and owner's title insurance.
The previous house we sold (in another state), we had to pay for county stamps, recording release fee, and realtor fee.
