他们说不用自己带buyer agent, 他们要求用他们的lennar mortgage pre qualified first.
有买过类似的新房的可以说说，买新房有啥注意事项吗？
如果我自己带一个buyer agent, 是不是我的buyer agent 可以给我rebate?
然后LENNAR说不是非的要用他们的mortgage,可以用自己的mortgage
有的builder 还可以给BUYER Builder CREDIT，比如一万啥的
我问LENNAR，他们说可以给一年的HOA的WAIVER。
还有啥我可以和他们NEGOTIATE的？？？？？

新房2%以下rebate的agent我都不考虑，实在是没啥需要他们做的，基本就是为了分钱。
用不用builder的in-house mortgage company这个不一定，我们用过的一个In house lender能拿到比外面低0.25的rate
能不能negotiate看market，一般都是一个小区一个标准，随市场浮动，个人能砍价的很少（inventory home容易砍一些）。Lennar算是相对低端的建筑商，做好自己的第三方房检
他们只是帮你出OFFER的话，只收3000美金，其余的都REBATE给买家。
感觉是比较良心的收费。可以节省几万美金尼
MORTGAGE我可以货比三家。 LENNAR的MORTGAGE已经pre qualified 我了，我还有另外的mortgage broker 可以帮我贷款，就看谁家的利息低了。
