Don''t really have recommendations. Both cumming and suwanee have good public schools and property taxes have been low. Try to stay away from HOAs if you can. They could get nasty. I don''t mean to discourage you to buy in Forsyth county. I think one needs to be aware of the history.
Cumming 和 Suwanee 2013 年 时候 cookie cutter 4 bedroom 2500 SQF house 是100K - 125K. Now they are 380K-430K but definitely not as crazy as other hot regions. JC and Alpharetta averages probably are 100K higher. LZ 's 800K budget can buy a very decent house in that area.

JC的公立小学的确要求比较高,学校的作业基本都是超过教材范围的。不过你可以选择推娃,也可以选择佛系,都可以的。我家娃我就是只要健康开心就行了,从不强推。
我老公的公司也德州,我们一直在亚特兰大,现在天天在家上班,以后如果要求回办公室,就只有辞职了,以后都不想通勤了。
那请问是JC好还是Alpharetta好?上次行程匆忙,只看了Alpharetta和RosWell , 感觉Alpharetta很高大上,环境是相当好,还有好多公司的office.
ALPHARETTA公司多,特别是IT公司很多,附近的400号高速直接通往城里,不论你在哪里上班,交通都比较方便,但是上班时间都会比较堵。

Johns creek华裔和印度人很多,学校里小孩压力大,其他北边几个地区亚裔没特别多。
需要去市中心上班的话,住East Cobb最好,离城里近学区好,白人多,就是离买菜的大中华比较远,这方面没Johns creek方便
这个budget可以考虑east cobb, 不用去johns creek那么远,有亚裔但是比例比jc低
我们不去市中心上班,两人的工作都在伊州WFH.

不全是,主要是不愿意和HOA人一般见识。房价上了更有理由卖了。下次会买没有HOA的。
住过Alpharetta,GA和Naperville,IL,都是很好的郊区,没有本质区别。Naperville的downtown优雅别致,Chicago是国际大都市,这些是Alpharetta没有的,个人喜欢Naperville更多一点。工作都在IL,不如考虑Naperville,70-80万,可以有不错的大house。

Re. 而且现在Eastcobb好些餐馆可以送餐过来,freshgogo啥的也送上门,还有代购买菜的服务,吃中餐买中国菜啥的虽然没有johns creek那边方便但也很不错了。另外比起johns creek那边,可能华人办的课外班要少一些,比如如果是女孩子想跳舞,亚城很著名的拿过好多奖的舞蹈学校都在那边,还有像奥数,中文学校这些,那边的资源还是多一些。
减免大部分地税 是62岁还是65岁?
我以前在Atlanta只过几年,现在在中西部。我比较赞同这个回帖。lz可以在中西部找找好的学区。Atlanta消费水平低,但是有一点点无聊。我们当时一有假期就去Florida玩。Georgia本身没有太多好玩的地方。

JC学校据说华人40%左右,中韩印。我去过cumming看房,前几年因为价格比jc低,房子大房子新,老印喜欢,感觉老印特别多。
你的预算还是看jc/Alpharetta,但是目前房子抢的也很凶,又新又大的房子市面上没啥了。去年七八十万的房子今年都奔一个米了。我想换房也只能搁置。
