I think, even a whole country park completely converting to residential use should be justifiable. Just finding another new one as substitute/replacement to be located farther than the old one should be fairly easy, however people would need to travel longer during weekend for the new park.

Perhaps the China Central can officially establish a Land Reformation (HK) Authority that reports to the China Central directlky, while having the authority to coordinate and implement their land reformation solutions through the contemporrary HK Government hierarchy. There should be a complete list of all possibilities of land uses in order to resolve the issue and problems, disregarding any major and minor public objections. The (re)positioning of HK nowadays should be all Hongkongers would want to live happily in a better and livable HK, instead of only for wealthy people individually.

2. Redevelopment of a few old zones of low desity by relocating current residents to some nearby new buildings of high density that are catered for this prupose. Perhaps some old HK places do need new facelift anyway.
3. Perhaps all exisiting vacant industrial-use lands should be tactically moved to the Mainland after negotiating a comprehansive rental deal for new industrial-use lands. High rise residential buildings then can be built. Businesses should pay for keeping their gears in HK industrial buildings that are specially built for them.

自己去查查过去10多年香港立法院记录就知道他们的反对有用没用了。。。
现在泛民靠边站,未来2年内估计会有大规模土地入市。。
香港目前大约4-5成的面积是郊野公园。。 哪怕保持95%的公园面积不动,只拿出5%的郊野公园搞开发,这就差不多是香港2.5%的土地,和现存7%的住宅用地比,就已经是1/3以上的土地增量了。。绝对够了。。。
其实都是很简单的数学。。 而泛民为了反对而反对,死活不愿搞开发。。 狗屁环保,无非就是在那里绑架民意而已,因为他们认为香港搞的越烂,房价越高,民怨越大,对他们越有利。。。

我以前总听人说香港小,寸土寸金。后来我去地图上一看,mlgb也不小啊,比人家新加坡一个正经国家还大的多。不过住宅用地确实少,大片大片的绿地没有使用。

不懂就不要乱说好不好。有地就能建房子了?戈壁滩上为啥没房子? 香港郊野公园的土质很多不是太硬的岩石就是太软的红树林软泥。开发成本大,而且离市区远。交通配套跟不上的话普通市民根本不会去住的。

李嘉诚更是其中的典型。。 香港人承受那么高的房价,财富大规模聚集到少数几个家族手里,但李嘉诚转手就抽离资金跑路,甚至从所得税到遗产税,啥都收不到。。 那香港人付那么昂贵的房贷到底是为了啥?
古典经济学模型,都是假设在一个封闭经济体内的运作。。 都是假设在一个封闭经济体内,通过市场经济把资源集中的最有能力的少数人手里,让他们支配投资,从而提高整个经济的运营效率,达到所有人共赢。。 但这个模型在目前资本全球化的社会里是不存在的。。
所以我是支持中国目前部分资本管制措施,资本家可以发财,但需要他们把赚来的钱继续在国内投资/消费,这才能带动国内经济。。

可惜中国被搞成了大号的香港。
谁不知道港岛学校好,房子好,交通方便?半山浅水湾更好呢,旺中带静,独立别墅。有钱就可以买私人楼宇挑地方住,没钱有啥可挑的。政府盖的公共屋邨全部都是在边远地带,配套设施和公共交通全都会跟着慢慢建立起来,就这样排队等着上公屋都要至少7年呢。HK人就是嘴上说说,真盖好了,全部超额几倍递表申请住进去,越快上楼越好。
然后房价还是天价。国内房子没绿地照样天价
相当部分反对得人也是已经拥有房产得“老百姓”啊。这些人怕自己已经拥有得房产会跌呢。也都很难怪人家上了岸就想法不一样,搁你们身上也一样不会希望自己得资产贬值不是?

出门几分钟就能进山野公园登山确实很爽,但背后的代价是啥? 作为一个社会,绝大多数民众背负天价房贷,就为了让少部分人出门多点绿化??
香港现在750万人口,这是目前房价的平衡点。想去香港的人很多,现在主要是房价拦着。
放出更多土地,房价会降。好比说房价降10%,人口增加到1000万,房价降20%,人口增加到3000万,到时候市政跟不上各种乱象,参考墨西哥城。
一个非香港居民购房受限制就能解决的事。。。
更何况 香港房价从来就不是市场经济,决定房价的最关键的土地供应就不是市场化的,其它还用说啥
限制购房严重影响香港竞争力。本来是每年新增几万人口都是最成功人士,限购直接导致外来精英无法落户,香港人口“近亲繁殖”。
土地供应是城市规划范畴,从来就不是市场。市场化指的是在规划范围内的运作。需要土地的话,北京故宫,杭州西湖都是最好的地,可以推平故宫,填上西湖。但并没有这么做,因为城市规划永远在土地开发之上的。

外来精英,比如说中环金融业的,哪怕是目前房价也不是负担不起。。更何况,香港金融业/大量外派人士长期都有很不错的房贴政策。。
