问个邻里关于共同fence的问题哈

都是新建的房子，我们装了fence, 邻居虽然房子的进展比我们快，但是装fence在我家后面装的。那么他们就直接share了一段我家的fence, 却不用付（share）任何费用 --- 这个我们好像也只能认了，对吧？
另外就是，builder 按照规定是installed the fence 6'' from the property line, 那么邻居势必还占用了我们6'' from the property line的面积。根据以前版上也讨论过的Adverse Possession，谁长期占有就算谁的，我家岂不是就失去了这部分面积？实在求解惑，求安慰。 谢谢姐妹们~

第二个问题不清楚。第一个问题是这样的啊。没多大便宜，有什么关系。

你们家房子还有fence的价格另外算？一般这种builder production build 都算在base里面了。fence装哪里也是developer规划好了的，然后你才有你的lot size 之类的

是这样的，没办法的，装的时候稍微贴紧点地界。

我当时完工比较早，先装了fence,然后一边主动share了fence,另一边向她要过，但被拒绝。同胞来的。

对的，价格另算的。这里的问题是他们告诉我们fence是不能建在border line上的，所以我家这边缩进了6‘’。

如果他不理你，你去把修在你家地里的fence拆了。

Your fence is installed completely on your property and belongs to you, you are responsible for its maintenance etc. The neighbors fence is installed on his property and belongs to him, for legal reasons we cannot install directly on the property line.
We cannot predict who may install a fence in the future and they do benefit from your fence being installed first. This is a fairly common situation with the only logical and legal solution.

我买保险的时候确认过，会cover一部分，好像叫outside structure啥的。看你买的保险情况。

修在你家地里，builder也说是你的，由你来管，所以你不需要它就可以拆了。

去跟邻居家商量把fence移到property line上？

给邻居写信让他自己拆，如果不拆就请人来拆，拆完寄账单给他！ 这个主意靠谱不？

谢谢大家的意见，刚刚去问了一个比较有经验的资深realtor，这个问题一定要跟builder交涉，不能让步的。我等下就写Email要lot survey, 如果有好的进展，再来汇报。

两个问题的答案都是 yes. 针对第二个问题，房产交易的惯例中，篱笆墙偏离6”之内的都忽略不计。也就是就算被邻居占去，也不影响将来卖方子。 确实，先建篱笆墙的人家吃亏，因为要主动让出6”的距离。而且邻居没有义务建篱笆的费用。谁提出建，谁出钱。
