之前被一个HOA屡次找麻烦,一开始还好好应对,洗了屋顶,paint烟囱,换了草皮,但还是一直找我。 后来新铺的草皮变黄了些,又开始发信,忍无可忍了。我隔壁的草全都秃了也没人管。 几次过后实在受不了了发email骂了他们一顿。。。 结果世界清净了!! 有些HOA的管理人员就是吃饱了撑的必须要好好利用一下手里的权利否则不痛快。 说实话那些日子一看到邮箱里有HOA的信就头疼。就想直接扔垃圾桶 如有需求,我回复的内容大致如下: Board of Directors, Today I have got yet another violation letter on xxx(address). It states that the grass needs to be re-sod and I have done that in (date). In fact many services were performed on the house and I have tried my best to comply with everything HOA asked for to keep it up to community standard. It is frustrating that I keep receiving letters from the HOA with those requests and even threatening to take this issue to an attorney while I''m not missing any fees whatsoever and complied to your numerous requests. With all that work, in contrast my next door neighbor''s house look like shit with NO GRASS and no one is taking any actions on to their property. Everything about my house has been done right. I''m showing proof of what I''ve done and you can see my effort, see attached. If those letters continue or any fines to be imposed on my property, I will take this matter to my attorney immediately.
你们的后院从外面可以看到么?有跟HOA要 CC&R(Covenants, Conditions and Restrictions)么?里面有所有大家应该遵守的规则,如果CC&R里面没有写,那么你可以回一封措辞强硬的信,号称让律师来说话,虽然大部分HOA保险都包括 directors and officers liability 来付打官司费用,但是应该没人会跟你硬杠的。 根据我有限的经验,除非后院被定义为"common area for exclusive use"或者 CC&R里有明确规定,要不然还挺难理解的。

你那HOA费算少的了,因该管得不多才对。我的前小区一个季度收八百多(包Comcast上网,最基本的有线电视,还有ADT安保)。两年肯定收到洗屋顶的信,还能收到什么要求油漆信箱,换草坪,修剪树等等的信件。就连在自家后院种棵树都要报批。
但是我从来都没有给住户发过信,那个president负责,我主要是跟service company扯皮,negotiate 账单和服务内容。
这个太夸张了吧,前院有要求还可以理解,后院种就种了,HOA的人也看不到呀。
一般是annual meeting所有的home owner选board,然后board选officer ( president, treasurer, secretary).
我当时买房的时候前房主是hoa president, 她卸任意味着hoa要重组,就临时召开了一次会议,需要很多文件过渡,手续有点复杂,我比较擅长处理文件,就被提名选成secretary了。其实HOA很多琐屑小事,我们的treasurer也不太靠谱,经常账目一笔糊涂账,都需要盯着,平时挺花时间的。
挑选vendor方面简直一言难尽,经常踩坑,vendor只要发invoice就付钱,也不看看是不是符合合同,有没有我们的签名,以及服务有没有发生。

我们是gated community,有公共设施 (安保,照明,landscape) 和公共服务(pest control), 所以需要HOA. HOA也会管前院和房子外墙的外观,这样小区会看起来比较整齐好看,房子比较保值。
