Texas买房请教

上学至今一直租房,心想着稳定下来再买房,逐渐意识到彻底稳定是不可能的,总不能一直租下去,打算研究一下买房。因为是菜鸟,来版上虚心求教。 1.地点:两口子无娃,异地但都在Texas,挣得不多,家庭年收入150K-200K,目前一个在San Antonio,不强制坐班,另一个早就WFH并且估计一时半会恢复不了,所以最佳的地点是哪里?SA市内当然最方便,如果有性价比更高的也会考虑远一些的地点(比如说SA和Austin之间)。在选择具体区域时,因为现在还没娃,学区好不好现阶段是否还很重要(等以后娃到了学龄人在哪都不一定呢)?暂时不考虑孩子上学问题的话希望所住区域安全点,干净点,买菜方便点,不求豪宅,与收入相符就行。 2.房源:哪里的房源信息比较齐全?倾向于住新房,有没有个比较全的类似租房网站的东东?都说要找中介,如何找到靠谱且选择较多的中介? 任何具体的或者指导性的建议都会对我很有帮助。再次提前感谢了!

I would actually consider a good school zone that has access to both great public schools and/or private schools. It's not just for the kids, it's also for finding the best neighbors. I'm sure you will find it important.

San Antonio 要看你在哪里工作吧,要不然上下班堵车也是挺厉害的,华人买在stone oak好像挺多的,学区好,便宜地大的就要往周围走了,不要往南边去就好

I would actually consider a good school zone that has access to both great public schools and/or private schools. It's not just for the kids, it's also for finding the best neighbors. I'm sure you will find it important.

如果说好的社区基本等同于好的学区,那我同意,这倒是缩小查询范围了。

San Antonio 要看你在哪里工作吧,要不然上下班堵车也是挺厉害的,华人买在stone oak好像挺多的,学区好,便宜地大的就要往周围走了,不要往南边去就好

医学中心。现在租的房子就在这个区域里,所以没体会过上下班高峰能堵成啥样。

那边很多华人呢,随便一个群里问问一大把给你推荐中介的,华人中介也很多,自己在各大房产app看看房子就有个大概的idea了

lz也可以看看justicemap,会给出每个地区的人口种族分布和收入情况,一般来说asian多,平均收入高一些的地方比较符合华人居住的要求

那边很多华人呢,随便一个群里问问一大把给你推荐中介的,华人中介也很多,自己在各大房产app看看房子就有个大概的idea了

华人不少,在medical center附近的华人更多,我只呆了一年没太接触过太多华人,但是微信群人挺多的

虽然暂时没有孩子,但是还是建议考虑好的学区。确实邻居会更decent一些, 社区发展也更成熟完善一些(非新房的情况下),中高档社区的出租房相对较少,邻居流动性也会小一些,并且房主都比租客要更注重landscaping. 下个Redfin先在自家附近搜一搜,有open house可以自己去看一看。

就算没孩子,学区好的房子以后想换卖也好卖。毕竟买房最多的最刚需的还是结婚带娃的人群。 我婚都没结八字没一撇,房子买在邻居全是小娃的九分学区社区。

房子多贵的都有啊,随便买也只是选择多些吧。 如果没啥存款,在不影响生活质量的前提下,有没有个大致的年薪和所买最高房价的关系表之类的东西?

Stone oak 就不错,开车上班大概20分钟。学区好,房子什么价位的都有。离公校私校都不远

找SA 当地Agent 看房,德州很大,休士顿或是达拉斯的你也用不到

找这几个地区。 Stoneoak or Roger's Ranch -- North East independence school district is the best public one in town. But the rush hour traffic to the medical center can be really bad, 45 minutes to 1 hr. Typical 4 bedrooms go for $350- $400k. Roger's Ranch is a bit closer to medical center so a bit better, but homes there are a bit older (from 90s to early 2000s), rounds around $400-500k.
Helotes - just outside of the city, belongs to Helotes school district which is also very good. Closer to medical center but adds 15 miles to Austin or san marcos. Homes there run around $300-400k.
Boerne -- outside of the city, beautiful small town, half an hour drive to medical center. Almost entirely white.
Dominion or Leon spring -- between Boerne and medical center. The "newly rich" area, lots of million dollar mansions. But there are some houses around $400-600k which isn't hard for people making $150k+ to afford with such low mortgage rates.
Alamo heights/Terrell Hills -- here the "old money" live. Like the Dominion but older and closer to downtown.
Stay away from the east and south side. West side is mostly middle and lower middle class.

You should be fine as long as the address still goes to Johnson high school. But if you go further east than that (close to I-35) it becomes the east side, like converse, universal city, which are are very poor neighborhoods.
