why 15-fixed. that's not the best option for investment property. also you should mention your loan amount and house price. rate varies and fee varies. 4k seems a bit too high. for a cheap house (but normally not in CA) you may get 3% with 0.65- 0.75 point buy down, and ~$1k fee, plus appraisal.

谢谢mm! 房子value ~620k, loan 310k, 想做noo point no fee的refi, 这样方便比较, 而且万一之后利率再降可以再refi 之前网上查15年利率比30年更低, 不过现在两个都挺低, 考虑到通货膨胀30年好像也不错

btw, why pay 50% down?? try 25%. you have to max your leverage. don't pay attention to "positive cash flow". that's bogus since you throw away 25% extra cash for almost no return (imagine you only need to pay 3% cost if you borrow it instead).
