12月1号开始，房地美和房利美接收的房贷要增收贷款额1%的费用，lock30天加上close之后几天的交接，各个lender最晚这个月中旬之前（有的现在已经调整了），要么上调利率～0.125%要么增收closing fee。

我们和小儿子几周前， co-贷款90万，30 years， 2.135%，closing cost 大约1万（~1%). 我们借给他的首付(~$950).

今天刚lock的ref，2.625%, 30 yr fixed, 大概1600 cost 不包括escrow

我是加州loan agent，目前purchase loan jumbo的arm rate非常好，可以做到2.125-2.25。如果是purchase，不用担心0.5的fee，因为这个只是针对非jumbo的refinance loan。如果是refi，确实要抓紧了，可以扫我头像quote rate

建议不要自己出cost做refi，很有可能再次refi，到时候这1600就是你的成本了

总的来说refi比purchase高，jumbo比conventional高
现在有些银行已经不做jumbo的refi

做一个好的 loan agent 并不是一件容易的事。你什么都不懂，就不要随意评价他人。

In general, the rate is getting worse now since the lenders start to consider the 12/1 closing fee added to the refinance loans.
We are CA broker. So far the best 15 yrs is in the range 2.375 and 30 yrs is in the range of 2.75%, best scenario.
