房检报告是owner找熟人做的,不让buyer自己做. 报告里面的主要问题有: 1 Grade affecting the home: flat/negative grade noted in some areas, add soil as necessary to create positive grade away from home 2 driveway: asphalt add soil at edges of driveway flush to top of asphalt 3 deck:no visible flashing at ledge, install as necessary 4 Porch: there should be a landing outside any outswing door, correct as neccessary 5 trim: no head flashing over horizontal trim pieces 6 roof flashing: install kick-out flashings where missing 7 gutters need cleaning in some areas 8 Chimney in need of minor repointing 9 basement laundry room/area dryer vent: length of dryer vent exceeds maximum standard allowable length 10 heating system forced air heat exchanger: completely enclosed and not accessible for inspection 11 Heating system venting: extending the fresh air intake to the outside will increase the overall comfort in basement and home efficiency. Evidence of previous condensate leak inside cabinet, monitor during heating season 12 heating system humidifier: preferable location for the central humidifier is on the return air plenum not the main supply plenum over the furnace. 13 AC system refrigerant lines: seal joint where refrigerant lines enter home 14 living space ceiling: dry water stain noted in master bedroom office closet and closet adjacent to stairs on second floor 15 handrail to second floor does not meet current standard for grasping 16 living room fireplace construction: Masonry check product information to see if gas logs are vented or vent free. If vented the damper should be clamped in the open position 17 upper attic ventilation: ridget and soffit vents baffles have bowed out over time, if ice build up is realized have baffles re-secured to underside of roof to improve air flow. 18 upper attic insulation depth 4-12" insulation has been compressed and displaced in some areas, current standard is 12" relevel and add as necessary to improve utility bill and comfort. 报告里面好像没有检查游泳池,还有围栏,这些一般会检查吗? 谢谢

单说不让买房的自己做房检这一条我就会walk away。为了抢房自己主动放弃是一回事,这个感觉有诈
如果是我,没有合理解释,我会立刻走人。如果有解释,我也会在合同上加上相应的contigency保证在有问题的时候,还有能力追究卖家责任。
买房不能急,便宜一定有trade off。
