楼主问的其实是个好问题。首先,你当然要claim还是在买自住房,比如move up或者换学区。你的例子基本没问题,因为要买的房价高。如果价格不如原来的(在湾区会有,因为有人打算扒了重建),可能需要按投资房贷款,等建完了再按自住房重贷。
这个钻空子的关键是timing。如果你刚买完第一套,或者刚refi完(这是最常见的),就去买第二套的话,银行会拒绝你按自住房来贷款第二套。但如果间隔一年以上,就没什么问题。这就是现在自住房的最佳贷款模式:用ARM不断refi(因为利率大幅上升的可能性太低,ARM还是合算),等到你想换房且打算保留原来房子出租的话,做一个30年固定(可考虑cash out把本金也抬高),然后等一年左右再开始买。这需要提前plan。
请教一下,用ARM来refi和用30年fixed来refi有什么区别吗?因为我这里最近refi根本就没有ARM可以选。
不一定,如果是在low to moderate income地区买房,或者income is less than 80% of HUD median income for that area银行有自己的program可以免PMI。此外还有FHA loans。

看lender, 很多都要求一年。还见过要求新申请成为primary的那个三个月内搬入。贷款时签的文件都有条款
insurance转rental之后也可以换rental insurance了,只要住够时间再转rental银行不管吧,就是我以为通常是要求两年,原来是一年呀
