You borrow $10,000 at 6% interest from your 401(k), and you are in a 25% tax bracket. One year later, you pay back $10,600 to the 401(k). In order to get that extra $600 to pay back the loan, you needed to earn $800 pre-tax, and you’ll get taxed again on the $600 when you withdraw it. This is what “double taxation” means.
Now consider the alternative, in which you leave the $10,000 in your 401(k) invested in bonds earning 6%, and take out an ordinary $10,000 loan from your bank at 6% interest. Unless the interest on the bank loan is tax-deductible (which it might be for a home equity loan), you will need to earn an extra $800 pre-tax to pay the back the $600 in interest. Thus, you will be in the same position if you can get the same interest rate on both loans and on the investments in your 401(k).
the 600 you pay in interest to the bank, you will never see again. The 600 you pay to your 401k, you will see. Even though it is taxed, it will still accrue money over time (which will only be taxed once, when you retire). So these are not equal scenarios.
可是每年通货膨胀的厉害啊,房子也在涨价, 挣死工资没有其他来源就岂不是只能慢慢存首付,起码要2-3年啊
投资某些理财项目或者稳定的带分红的股票可能还好一点,不过现在股票在高点,保不齐这两年会跌。
首付20几万只要存2-3年。。。
听agent说低于20%, mortgage 会高,不划算
付5%也是可以的

还有手续费啊,只考虑到通货膨胀的因素,觉得放在银行贬值,又不会炒股

楼主是问有什么办法不用存钱就可以买房吗,想买的时候没有存款也可以买吗?用脚指头想想答案吧。如果有这种空手套白狼的方法,谁家创业都不用担心哪里去找第一桶金了…… 高收益必定伴随高风险
因为401k借钱出来之后,还回去是要被tax的,是after tax的钱还回去。等退休的时候取出来又要被tax一遍,就是double tax.所以401k的钱能不借就不借。要买房那就401k少存点吧
在美国 不够的话先买个小的 考虑到总是要租房子的话 慢慢换 现在利息 怎么说比国内低很多了

借别的贷款一样是税后钱还啊,而且401还回去带利息的也是自己的
咋还是不明白呢!你退休的时候领出401k当作退休金会再tax一遍啊,因为是income,再收一遍income tax...本来401k税前的钱放进去的,等退休的时候领那时因为没有收入,税率会低很多。你现在把税后的钱放进401k, 领出来的时候可不管你是税前还是税后的钱放进去的,领的时候全部收income tax. 明白了吗?再不明白我也没法了,你随意多放多借,哈哈
