1.5% or Agent keeps 1%/10k flat at California.

you need do 80% of your own work on house hunting. they only show you house a few times.

you have to sign exclusive agent contract if you do 10k flat agent fee which we do not like.

My agent takes 1% only. no matter it is 3% or 2.5% buy agent commission. She will only take 1%. we do not need sign exclusive contract with her.

The exchange will be:

1. We do not need her to show us the houses. we do our own research on redfin/zillow/realtor/trulia/propertyshark/arivify/linkedin/google. we can send them MLSID to request more information for the houses we are interested.

2. We go to open house all on our own. Occasionally, we need her to be presented to register us for the newly built houses. Sometimes, we need her to open the house for us but very rare since all newly listed houses have the open house.

3. She will help us call the listing agents to find out current status.

不是返越多越好,要看service,特别是first home buyer。就我的经验,湾区这里返1%的左右的agent,性价比会比较高。选agent的时候综合考虑service,过去的成交纪录,帮客人买的是不是deal房😄

人家不愿意返的你要他返,会不会就不好好干活了?Agent能坑buyer的地方很多阿,也不会给你去讲价了~

好的agent都一分钱不返点。

热地区重要的是房子,不是返点。 等到你的agent给你返点了,好房子都错过了。血的教训啊,不要因小失大
