出租房子,遇到头疼的事儿了,求建议!

楼主要搬去新泽西了,现在住的CONDO一房一厅准备出租,最近接连见了几个租客,其中比较中意有两个,一个是,一家三口,小孩子马上四岁了(我们要的租金没有还价,也查了W2,貌似没有问题),另一个是就一个单身,是学生(还价要求降低一百元租金);上周末,这个一家三口的妈妈带着婆婆又来看房子了,才知道目前是一件三口带婆婆一起租住在其他地方。这次是准备和婆婆分开住,而且婆婆要在找小公寓。这一下,搞得我们很紧张,怕是搞到最后,一家四口挤进来。虽然condo大楼并不管你到底住几人,可是,心里还是不愿意住那么多人吧。求各种建议!多谢多谢

Though I don't think this is something that counts as pain in the neck, it's not very hard to solve. First you should check their credit score using experian.com or any other credit checking website. According to that score you will know who pays their credit card in time and who has bad credit.
After this, count in the water (or utility) you need to pay and the noise they will make. 4 people vs. 1 which is obviously easy to tell.
Last, if you decide to rent it to the family, get your lease ready to address no more than 3 days in a month that a guest can live in the condo. In that way, if the grandma will live there, the family violates the lease and you have the right to evacuate them.

我觉得如果介意老太太也住进来一家四口太多的话,能不能写进合同内呢,就是限制人数3人?

要是我的话我就不要一大家子住进来,尤其是有小小孩的,如果不是住一楼的话,万一以后吵到邻居又有各种麻烦。你都搬走了,你就算限制入住人数,你也不能天天看着呀。
