break lease你自己也会很麻烦的,没有充足的证据估计威胁不到他。你有break lease的记录,以后租房也会受影响的。看看他有没有license,是不是违规租房或者签合同时有没有涉嫌逃税的行为,查到这种你才有威胁他的有利条件。再看看terminate lease的条件是什么,有些合同就算你搬走也得交完一年的房租才行。有些不允许sublease,就算你把别人加进来,出了事还是得你担着。...... fayfaytu 发表于 9/5/2016 10:30:23 AM
Not every state the landlord needs to have license. Based on the contract, this landlord knows what he is doing and no possible for you to find he broke the law. They just dislike to handle too detailed things.

以前没租过私人的房子,以后也坚决不再租了,还是统一管理的apartment更有保证

break lease你自己也会很麻烦的,没有充足的证据估计威胁不到他。你有break lease的记录,以后租房也会受影响的。看看他有没有license,是不是违规租房或者签合同时有没有涉嫌逃税的行为,查到这种你才有威胁他的有利条件。再看看terminate lease的条件是什么,有些合同就算你搬走也得交完一年的房租才行。有些不允许sublease,就算你把别人加进来,出了事还是得你担着。有时候遇到极品房东就是很无奈,你如果还想继续住下去就自己忍了。如果打算和房东死磕,直接拖着房租不交就可以了,不用跟他废话。很多州都不允许房东直接赶租客,需要上法庭。私人房东也要计算一下上法庭,找律师的成本。他头疼了自然会对你软下来。不过用这招就得做好鱼死网破的准备了。
要是合同里没写明白,就忍一年吧,并且小心搬出去的时候房东找茬扣deposit

Not every state the landlord needs to have license. Based on the contract, this landlord knows what he is doing and no possible for you to find he broke the law. They just dislike to handle too detailed things.
