Do your SMLLC as owner of properties, and your PM LLC file taxes? Or they are disregarded entity? I assume your Realty Trust file taxes separately?
Even assuming the individual owner and SMLLC are not separate, I think PM LLC could be a separate entity. If you can hand the PM task to ACME Property Managment Co owned by a complete different person, why can't you hand PM task to your own PM LLC, which I assume is independent entity?
I think your understanding of your accountant is not complete. I have no answer for you, just questions for your accoutant.
开了家property management LLC. 是领导和我联名的,专门用来管理我们自己的房产,然后从管理公司发W2给我们。
我们的房产有分布于realty trusts , individual or single member LLC. (我们或家人是owners or trustee)
总之都是自家物业。
今年会计师说,她觉得自己管理公司可以charge the realty trusts but can't charge the properties that under individual, 这样不太合理。
她的意思是信托是独立的,所以PM LLC 可以收费。
而个人或single member LLC 不独立,没理由自己收自己费。
记得老朽说过:老朽的房产都是在个人名下,然后PM LLC (也是朽哥自己)都可以自己收费自己。

当时就有这个自己不能管自己的观念,但她哥哥说可以,她那时候也就不想扫了她哥的生意。于是就开了,照之报税已2,3年了。
我们是相信她的专业能力,但就是有点懵了。
PM LLC ,信托,个人(含Single member LLC)都是分开报税的。但PM LLC 盈余也会最后转到个人税单上(我们不是employees 算members).
她说再去确认一下,她哥早前生病了,不知道她会怎么确认...

或许会计就是因为这样才说不行,信托算独立的,跟自己关系不大。
