签了买房合同后不想要了怎么办啊?

合同里写着,if the information contained in the residential property disclosure statement is not satisfactory to the buyer .the buyer may terminate this agreement by delivering writter notice to the seller .但合同中又提到the buyer shall have the right .upon provding the seller with reasonable notice . to conduct a pre closing inspection of the property to ensure that the property is in the same state of repair and condition as viewed on the date of this agreement .请大家帮忙看看这2条是不是矛盾的。谢谢大家

合同里写的好像不是那么简单呢,说如果inspection过了必须得要,要不然卖家不愿意,必须给出resonable notice

他的这个pre closing inspection指的不是inspection,是close 之前的walk through吧

买方有权力,在合理地通知卖方之后,做一个pre closing的检查,以确保房子的情况跟签合同的时候一样。

这个条款是保护买方的。reasonable notice不是合理的理由,而是合适的通知,得给对方合适的时间。一般是在close之前的48小时。

Good Faith

Both parties in a contract has to behave in good faith.  If one party want to back out of contract for other reasons, but uses walk-through as an excuse, the party is not behaving in good faith, and should be held to contract terms. 

In most real estate purchase contract, the deposit serves as liquidaed damage in case buyer walks out.  This is a contract clause, and walk out and leaving the deposit is still following the contract.  This is why I suggest the simplest way for LZ to walk away is to forfeit deposit. 

Of course he could choose to make this more complicated.

千萬不要笨笨的現在告知賣方不想買了...

注意合约上有没“Sold as it”(现况出售)字样,若没有就按下面老猫办法。

把合同拿出来,对照房子细细挑毛病吧,最好能找出大些的问题:)

可以看看有没有HOA的条款,我们这儿好像几天内你要不接受HOA的条款,也可以walk away, 还不用交罚款。
