The Premises is rented without appliances. The rental payment specifically EXCLUDES payment for appliances. The following appliances are currently installed: Gas Stove, Dishwasher, and Microwave。
The Resident agrees to operate the appliances listed above properly at all times. If the Premises includes a refrigerator, microwave, dishwasher, washer, or dryer and they are listed above, they are there solely for the convenience of the Resident. The Property Manager may undertake minor repairs, however; if the repair is due to misuse or neglect, the repair may be made and billed to the Resident. If the bill is not paid by the resident within thirty (30) days of service, legal action may be pursued.

2. dishwasher working but has to run 4 times to be clean - I don't want to pay more electric bills
3. water dripping of bath tube faucets - I don't want to pay more water bills

- ask him/her to set/select higher power level of the microwave
2. dishwasher working but has to run 4 times to be clean - I don't want to pay more electric bills
- ask him/her to rinse the dishes before put them into the dishwasher
3. water dripping of bath tube faucets - I don't want to pay more water bills
- have a look yourself to see if it is true and it might be a simple fix
4. some species is active in the attic
- ask him/her to record the sounds (say you need it to show pest control company)
