I changed shingle roof of 1800ft house. $15k Corning Oakridge 40 yr structured shingle. I added 30lb heavy underpavement and metal valley options ($1800 for 2 options).
simple ridge roof, if you only have one layer you can just
add another layer, given that there is no need to replace any water damaged roof deck.
Probably looking at 18 squares, 30 year textured shingles for 2500 material. With a nailing gun on compressed air I probably can do that 1 person 4 days...

I ran into the same situation for a rental in northwestern state but insurance company requires roofer with insurance. Mine due in Nov and insurance company used 3rd party to check twice already. Warning sent after 1st inspection.
啥也不做保险公司不再续保。
请大家帮忙看看：加一层或换新层哪个选择性价比高？屋顶至少有20年旧，但从没有漏雨迹象。房子在南加内陆，是ranch平层前后人字形屋脊1100 sft。

不用铲不用换板的会便宜个三千多吧……
5年前估过价9千多没做。

HD订的花了千几，如果请人做按目前没6千块拿不下来。
当然因为有阳台撑着，如果摔也摔不出个事...
波大还是小心些，我们都一把年纪了……
样保险就有可能把屋顶排除在外。
当然前者有弊端，如果出了事，赔得就比replacement 的少了不少。
