请问把房子租给投资公司做短租咋样啊?谁有这方面的经验?

我没经验,但是有几个问题

4. 居委会允许短租吗?

3. 收到居委会罚单谁管?

2. 租金要比长租高吗?

1. 修理谁管?房客伤害房子谁管?房子空调管道谁管?

都是好问题! 我这里没有HOA,其他几个估计要事先谈好写在lease里面。

不好,这个地方要是短租很容易,可以自己做,要是不容易,投资公司也会毁约。

哦,是独立屋啊?那么最好NNN啦。

Rent is the same, but maintanance, insurance, and tax all responsible to the company.  This is common Net Net Net lease for commercial property.  

Your lease will be a commercial leaes instead of residential lease.  I suggest you seek legal advice.  Because the renter is a company, there is no consumer protection of a normal residential lease because it is like a hotel instead of residential.  Which means whatever you guys agree upon is enforceable.

For example, if there is a damage, it is quite inconvenient for you to have insurnace coverage and determine who pay for what damage.  If they have both insurance and maintannce responsibility, then they can do the repair themselves, determining when to report insurance and how much to pay for it.

Of course, this is a starting position for negotiation.   Maybe you tell them okay, you'll pay for tax because it is less related to maintanance and repair.
