My "attorney" -who did the closing - advices me to pay or the buyer may sue me, then I will have to pay for her attorney fee also.

第一,给你发个信讨钱,不讨白不讨,他没有成本,说不定你怂了就付了呢。你当然不能马上就付。
第二,雇个律师起价就是五千元,值得为了一千元的事情去请律师吗?

第一,你要是胆子大,就不理会对方。一千元不值得打官司的。
第二,告诉他HOA resale package里面他自己没看到吗?我也不知道resale package有没有提,但是bullshxt 一下对方。然后,offer 对半分,同不同意看对方自己的修行。
想一想,川普会怎么做?有时候真是要学会忽悠人。

所以最多付一半
必须卖方付,只是付款日期是在closing 后,escrow 应该从卖方卖房款提留这笔钱转到hoa.但escrow没提留。
如果HOA只是个proposal 在Closing前没有决定或scheduled,买方的责任付这笔钱(HOA的文件已经披露了买方知道并同意)
你还是付了吧,否则的话,律师加上1000。损失更多,当然你可以试试,能不能付一半
