The house is 3112 sf two story and was built in 1998.
It looks like you have to repair cracks at least every 10 years caused by foundation even if you are living there and watering the yard very well. So do not buy foundation problem houses.

Pluming test by certified plumbers, it costs me at about $300. You need fix pluming system if any leaking that costs a lot since you may have to remove concrete to fix pluming and then put back concrete. I fixed foundation on time and it did not cause pluming broken.

Will not transfer foundation warranty if plumbing system undergound is broken or not sealed (soil that hold foundtion will be washed away).
Since foundation moving down may break plumbing system under foundation.
