前不久我那个遭火灾的condo收到fire department的incident report,里面investigation type 填的是intentional act. 实际情况是租客的四岁小男孩在二楼closet玩打火机,当时租客在楼下厨房做饭。租客当时应该也是这么和消防员说的,这种起火原因归为故意纵火是不是错了?保险公司会不会因为这个report上写的intention act拒赔?我如果自己去消防局或者让租客去消防局,可能让改成unintentional 吗?

一般建议房客应该有renter's insurance,就是为了应付这种事情。renter's insurance有两部分:对房客财产的赔偿,(property damage insurance) 也包括帮助房客肇事对受害者的赔偿(liability insurance)。
房客的孩子纵火造成损失,房客的东西被烧掉了,保险根据property damage insurance赔偿;火把你的房子烧掉了,房客保险帮助房客向你赔偿(liability insurnace)。
如果你的房客没有renter's insurnace,那么你只好自己吃亏找自己的landlord insurance了。如果你的房子还是home owner insurance而不是landlord insurance,那么你的homeowner insurance可能拒赔,因为他们没有保你房客。
注意在赔保任何环节不要说谎,篡改着火原因是作假,否则保险一概拒赔。
我有landlord insurance,$1000 deductible, 已经file claim了. 因为是condo,所以HOA也有master insurance,但是master policy有$25000 deductible,adjuster具体的估算损失还没出来,但是说有可能超过25000,这样的话可能还的让HoA file master policy claim? 起火原因也早和HoA以及自己的insurance公司说了,只是看到fire report 上写的是故意行为,有点担心我的保险以及HOA的保险据赔。
另外问一下,如果房客不买renter insurance,我可以帮他们买吗?然后从租金里每月多收几十给他们交保费?

我看有些property management公司每个月多收取十来块钱,名目是renter insurance,应该就是这种吧。就是说可以房客向保险公司提出申请,保险公司承保后,然后我每月多收给他们交保费。
不要每个月多收钱帮他们付,多麻烦啊。
这种情况下让他们自己去买保险,估计很难。都是底层蓝领工人,干些刷油漆,换drywall,清洁工这些活,房客倒是都老实,交租及时。所以也不能因为他们没有保险就不租给他们。

房客能够买renter's insurance就不错了,大概十几万的责任险,大事出不了,应该就行了,没有必要逼着人家这个那个,否则人家会讨厌你。
lease上面的东西,有一个条款就行了。具体条款写成什么样,那是律师的事情(规范模本都是律师写的),自己不要瞎发明。
做地主要做粗中有细就行了。,而不是lost in the weeds.
