新租客入住没几天就各种问题。先说洗手间的水龙头关不严总滴水,测了一下以每六七秒的速度滴一滴。他说害怕会给他bill上浪费钱。 好,就周末找机会费了半天劲给他换了新的水龙头。
又说洗手间内墙上的插座跟洗手间内的灯是同一个开关控制,不开灯的话墙上插座就充不了电,让找个电工给分开电路,说这样他们就可以在里面放个小夜灯不用夜里起来上厕所开大灯了。
现在又说房门不容易关,得很大劲儿才能关严。 可我自己和做装修的人都没觉得那门有任何问题。
怎么感觉他在没事儿找事儿。同样的房屋状况,另外一边的租客就没任何问题。 另外我写了as is的,入住时他也没挑出多毛病。房子保养的很好,租金非常合理。

大门没有关不严,我去过n多次,一点问题都没有。现在onsite的装修队也说没问题。
水龙头滴水我觉得不影响“适居性”但也修了。
电路虽然不方便但也不影响适居性啊。。。
等明年涨租你也理直气壮一些。
水龙头滴水似乎还是个问题,应该修。其他问题似乎不是不符合code,所以不影响habitability。
另外,lease里面说as is也是没用的,因为法律上要求habitable,你的as is如果水电门窗需要修,你写as is 也没有用。
告诉你了法律,你就从habitability上面找理由拒绝。
