现有两单位的townhouse,都分别出租,月租¥2100 total ($1100+$1000),
need 房东包utility, 要价12.5万,老房子,不是好区,比新泽西的纽瓦克犯罪率好一点儿,
请教各位大狭,这个投资值得吗?除了未来维修费高,还有什么注意事项呢?
不知道全年的utility费用是多少?怎么查呢?
请不吝赐教!

2 tenants have lived in this property since late of 1990s respectively, only one tenant started in mid of 2020.
Seems they are very stable.
你是说一户能够剩700吗?如果刨出各种费用,一户能剩剩700,两户就1400,不值得买吗?

你也可以先去看看,若大白天你感觉待不住就别买。
从投坦看,好像还没谁想把差区房一直做下去。波大算最厉害的,现在也在退出,我们为他脱离苦海庆幸。
这么便宜,似乎增值的可能也不是很大。

它周围的房子都挺贵的,这个owner买了很久很久了,我在网上都查不到上次交易的时间。有个房客是1987年住进去的。
跟它距离 0.1mile的地方,新换了房顶,地板,锅炉,窗户,厕所,有个跟它一样的两单位房,要价26万。

I've asked my agent to get historical operation records. currently may be leased month by month.

不知是因为seller东西多,还是怎么样,就是感觉很憋气压抑。所以today都没下单。
自己住的话,2000sq ft三口人一定够了。我家2600sq ft 感觉很大呢。
layout合理会看起来宽敞。不合理就局促了。
我自己喜欢通透敞亮,出租的房子现在已经有三个房客住里面了 for a long time。
