卖出租房给租客

我想把出租房卖给租客。不想用realtor了。想私下交易。手续怎么办？有高人有经验的请指点。多谢了。

找律师？

找一个title company过户就好了。

因为租客住在房子里面，他贷款下不来过不了户，你没有损失，他接着租就是了。所以不需要代理，也不需要律师。

租客贷款的时候，需要一份puchase agreement，你不需要找律师，可以去legalzoom.com 去买一份，二十块钱而已。随便填一下就好了，因为租客还在付房租，除了意外也无悬念，所以purchase agreement仅仅是给贷款银行看。

What does seller get out of the sale?  Money, just money.  Seller doesn't need to think about anything except money. 

What does buyer get out of the sale?  The mortgage and the house he'll carry for many years.  He'll need to think about everything.
