I have a question I wanted to run by you but it is kind of long so I wanted to send it in email. My wife and I have found a house that we would like to make an offer on before it is gone. I understand that I am responsible for the rent here at the XXX Cir. home for 6 or 7 more months and am prepared to pay all the way through. Assuming we were successful on getting the new house, is there any option for me to continue to pay the XXX Cir. home until you guys can get it rented to someone else? I'm just trying to get a feel of what our options will be. Thank you guys for your consideration.
1. move out date may not line up with move in date. In this case, you can argue current tenants will pay to the day new tenants move in.
2. cleaning. Hard to argue it is not clean enough after current tenants move out. Typically there could be carpet shampooing and/or normal deep cleaning needed.
3. time/cost to advertise, screen tenants. If possible I would like to meet probable tenants to get a feel of people. In this owner can estimate the time she spent getting current tenants.

penalty. He still needs to pay rent until it is rented. It is tougher to rent it out during holidays.
Even look into option of lowering the rent but have him pay the difference
