The limited exemption for single-family homes does not apply where there is more than one dwelling unit on the same lot, or any second residential unit in the building that cannot be sold separately from the subject unit (such as an in-law unit).

是不是不交租金赶人比较快?还是两份Notice to quit一起贴?
碰上赖子了,二月底到期,已请律师和constable 发了quit的通知。看其他人的经验看,只按到期不续赶更容易。我也准备不提欠租的事了。祝好运。

当然3/2补交租金了,还应该可以让他们住到3/31. 租约到期驱逐比不交房租驱逐要容易。
租约一到期就开始贴另外一份驱逐,最后哪个走的快就按照哪个来是吧?

法官更可能让房客拖着不走,最后又拖时间又不交钱。所以只提租约到期。
不续年租一般自动变成按月。然后提前一个月通知停租
只说按到期不续的赶人。我自己总结网友信息,决定不提钱的事。反正多半也拿不回来,提的话法官让他同意交钱继续住,然后他又不交钱,如此往复。所以不提钱
不交租驱逐,一般出庭法官会问你们现在有没有钱,能不能交租?如果他们说可以交法官问你交了是不是就好了。。。总之废话很多。
逾期驱逐,不废话,就是租约到期了,一定要走。
不是欠租,是吵闹扰到邻居,律师说如果先用扰民驱逐又没成功再做搬离驱逐(用renovation 理由),如果他是对方律师就会以报复做为回击而且胜算很大。
所以做驱逐最好不要搞得太复杂。
一般比较繁琐的案子我会请教律师,而一小时$350律师费和律师助理$180一小时的还有些功力的。

前段时间房客以没及时修理为由不交租。律师也提到到期赶人有报复之嫌。这也是我们不提欠租的原因之一
