短租的避税优势

看这个视频说的:

简单的说,普通房产投资的折旧是passive loss,不能够用来抵消non passive例如W2的收入,除非,

1)750 小时和房地产相关活动 2)超过1/2 time in 房地产相关活动,所以一般拿w2的人不太可能qualify

但是一个漏洞就是short term rental的折旧不算passive loss,就可以用来减W2收入

班上地主觉得合理吗?

但短租交税也多呀,比省的税多多了。 我知道的有30% 的税。

就是ordinary income一样的税率吧?需要看收入是多少了,高收入当然就高了。你rent income高也一样啊

又查了一下,是客人要多交10%的税。那这样的话,有W2 的要整点短租offset income 呀。

客人那是hospitality Tax,交给local市和county的,AIRBNB会收集替你交,根你没关系。

问题是,如果短租收入高,也没用啊,我海边两个房子after amortizition全部是正的,没有用。

1.  Depreciation and Schedule C

Your gross income appears in line 7. Your total expense includes in line 28, which includes depreciation in line 13.  

Assuming your house depreciation basis is 275000, annual deduction is 10000 over 27.5 years.  Your appliance home furniture is depreciated over 5 years, let's say another 5,000.  see https://www.irs.gov/publications/p946

2.  Self-employment tax and Schedule C

You have to pay 12.4% self-emplyment tax (same as payroll tax if you are employed) on line 10.
