One of my HOA tried to restrict the number of rental units
recently. But they did not get enough votes. I remember in old days, those who set up as rental units before they try to change the rule get the exemption, so called grandfather rule. However, now they try to set up 15% of rental all time no matter when you bought it. You have to report to HOA each time you change tenants and subject to 15% rental rule anytime. One of our fellow chinese having 5 units in the community wrote letters to all the homeowners in the community to list all the pros and cons. He also tried to vote as board member of the HOA. On the election day, they were verbally attacked by a number of homeowners and those homeowners tried to take away investor's voting right to become a board member because they claimed they were not living there. This is a typical middle class AA community. I will be very cautious to buy a house with HOA in the future.
