The heloc amount showed is at 2010. The rate I paid is 2.74%. Prime at the time is 3.25%. The draw expiration date is 2015 but credit amount is 0 already even though technically I still have about 80K left.
我打电话问银行在明年三月份以前,是否还可以用,回答是肯定的。我现在比较纠结的是,是否在明年三月以前拿出这两笔钱来用于扩张,我这两个heloc帐号,都是本来每月操作可以只还利息不还本金,所以每次用都没感觉太大负担。如果将帐号的钱全部用完,明年三月起连本带利计算每月还款不知道会不会出什么意外有没算到的地方,可能最大变数在于利息到底会涨多高,因为条款是利息是非固定的。
在2008前,我曾经有过这样的情况。是我的一个度假房。当时也没出租。后来卖了,没有卖到高点,可以说是卖在较低点,因为当时房市己开始下降,一直没舍得降价卖。当然后来也降价卖了。

All HELOC has a 10-20 year draw period, and another 10-20 years of repayment period. You can only get money out during the draw period.
Don't scare yourself.
The prime was about 7.75 (as I remember), my rate at time is about 4%, then went lower. So my rate was going lower, not higher at time.

The hehoc account is definitely less than 5 years when the bank stopped me withdraw
For example, you have house valued at $500k when do heloc and get $200k heloc. Now, the house value is $300k, so you have no money left.
不过我从来没有全部用完过,总是很快就还清了,我基本上就把这两个heloc accounts当作买房子用的大信用卡。
