Bought 6 months ago and remodeled. 房里的东西90%是新的。5 bedroom plus one large library room in main floor (can be used as office or bed room)/3.5 bathroom over 3500 SF. 本打算卖的。但卖不到想要的价. Rent is $3500 + all utilities. Security deposit $5k. deposit and first month rent due when signing lease

男, 55岁左右。联邦政府职员年薪about $110k。换过两次肾。军人伤残军贴每月$3518. 军人伤残军贴应该是免税的。看起来健康。只是走路有点慢。问伤残军贴情况时說已经换过两次肾. Credit score 545. Credit used 100%. Debt $87k. 97%还款按时。totally about 10 late payment. 最近两次late是上两个月. Report estimate monthly payment for debt is about $2550.

女: 理发师。自己說年薪$60k左右.2021的1099 是$48k. Some other income about $6k. I guess she also has tip income not shown in documents. Credit score 610. 79%还款按时。Credit used 76%. Debt $42k. 主要是车和学生贷款。其他贷款不到$6k. Report estimate monthly payment for debt is about $850.

儿子: 大概30岁。两人说儿子年薪$55k, travel a lot. 但没提供证明的收入

都是黑人。最近才发现小区住很多黑人. 三个人带一个狗住。

always claimed he is on edge of bankrupcy because he divoced twice and needed to pay $2500 to his ex-wifes and two children plus various fees for his two kids.

这个房子不适合出租,出租一段时间后,你可能会后悔应该选择卖。找房客难是不适合出租的原因之一,你需要更多时间等合格申请人。

这户申请人不合格,可是未来的申请人是否合格也只有天知道。

房子大,尺租价不高,维护费相对就高。

你的房子若买在了不好的区,换一轮房客,费用有可能会吓着你。

我没有差区房,但有过偏远地区的大房子出租。卖是我认为的最好选择。

信用分数太低,租房一般不含utilities。不知道你的Single House 在好区还是差区。有些人还是远离的好。

计算一下卖房和租房那种对你有更多的利润?如果小区住许多贵人,那应该是Location的问题。

如果没有和贵人房客打交道的经验,要三思而做决定。

周边十几个城市最差的。是这个城市的好区

城市应该是周边十几个城市最差或较差的的。是这个城市的好区。类似半封闭小区80几个房子大体结构相同。去年6月到现在有10个左右卖出。$500k 到 $575k卖出。我是$400k total 买的特殊情况房.我的多0。5 到1个bathroom。8个地面以上地下室窗。其他房没有地面以上的窗户。换了几乎所有能换的新配置(window, floor, bathrooms, kitchen, insulation, doors, appliances etc.)。想卖接近$600k或最少$575k。四月放出 (599k, 一周后降到$579k)。3周只有两个看的。

 

比较气人的是两个比我差的房子都开$500k, 在我上市之前两天成交。一个$575k成交,另一个563k成交。 我上市的第二天另一个上市(地下室只有我的一半大, 没装修。比我的少一个全卫生间)。开$549k. 3天pending. 上周成交 $550k. 我上周重新上市开$570k. 至今无人看.期间;另一个上市开价 $550k 4天pending. 下市期间看过我房的offer$560k because furnace/AC is 35 years old and heater is 22 years old even they are still working. 我没同意, 有点伤心了。今天核查想租房人的各种资料, 答应下周二收deposit and first month rent 签约。此夫妻一个59岁一个58岁。想租两年或更长时间。等信用好了买房。我想不到$600k的房租$3500一个月也不算吃亏。我老婆说晚交不等于不交。三个人核查过的年收入超过$260k, 其中一个退伍军人政府工, 工作十分稳定。有过$110k 的税后收入尽管两人有$130k左右的各种各样的debts. 希望期间不会有麻烦。

看来你卖房和租房的经验都还欠缺。别家三天卖出去,你的没人看。你确信你们在同一个市场渠道吗?

What frustrated me is that two neighbors' houses were active on sale in the same time period when mine was active, only 50 to 150 meters away. I went there to see their houses' conditions during their opening house hours. Many people (at least 10 people, from 4 families?, during my 20 minutes stay) were there and realitor told me they already received multiple offers. It did not make any sense those vistors did not see mine, so close. Though my asking price was higher. But pictures already showed mine is better. The thing is that it is so close. If I were potential buyer, I would definitely visit all open houses in that neighborhood. Looked like all were try to stay away from my house. The realtor did show me her account indicated only 2 required visit, one is probably realitor.

One posted one day after mine with asking price of $549k. Basement is 450 SF used for furance/AC, etc. Mine is 1200SF finsihed with rooms and bathroom and have 10 windows including 8 above ground. Main and 2nd levels are about the same. Mine has 3.75 bathrooms vs the other has 2.5. Most items of my house are new (all new windows, bathrooms, kitchen with very nice new countertop and carbinet, LED lighting system, new floor and entrance door, etc.). At that time, my asking price was $599k. Then dropped to $579k one week later. The other house only has kitchen applicanes new. Don't know what those potential buyers were thinking. All these things are not worth $30k more?!

$3500 房租。不包utilities. they pay all utilities. 已经答应他们明天收钱签约。

After property taxes and HOA fee, I can get just over $3k per month.  I guess it is not too shaby for a house with total cost of less than $500k. 我查了what affect credit score. Late payment, especially recent late payment, is main reason damage credit score significantly. But credit can be built up back within 6 to 12 months for continue payments on time. This couple should have difficulty to pay all their bills on time. The husband's debts are from 14 sources including 3 credit cards. His wife's debts are from 11 different organizations including 2 credit cards. How can one person remember to pay 11 to 14 bills per month on time? I got confused and forgot to pay utilities bills for this houses twice in the past 5 months myself. Good thing is that it is mentioned most organizations don't report late pay if paid on time after reminder mail 30 days later.

卖房后很可能忍不住又去买房。将面对同样的风险。又要交各种transaction, commisions and taxes费用, 还要找人装修。已经下过一次市了。再下市上市应该不会有好结果。跟周围的房卖同样价钱心里不平衡。租两年再说吧。

They want to buy the house 1 or 2 years later after they

credit allows them to get mortgage. I don't count on that even though they looked like they are serious on this. I told them that I can sell it to them at market price, determined by my current logic with various reasons, minus $10k (because there is no buyer commission fee). Hopefully they can buy it one or two years later.

这次本来也是合伙,买房几天前合伙人感觉利息将上升风险大想退出。我就自己做了。一个人做太累。等两年也好。自己安慰自己吧。
