FL rent increase a lot, also Airbnb make beach property 很抢手
From cash flow points, it's still good.
I have one long term, bought less than 30K in 2011, rent is 695 at time, now, I rent $1750. Zillow estimate is $2000 for rent, value about $225000. So the cash flow is still good if you bought at 225000.
another beach property was less than 130k when I bought, the rent is 1400 at time, now, Zillow estimate 3200 for rent. I just changed it to an Airbnb not long again. Estimate about 60-70k booking. Also I can use it as my vacation home. Zillow estimate now is less than $500k.
目前房地产市场的疯狂,有目共睹。加州、佛州抢房可以理解。但是中西部很多鸟不拉屎的地方都在抢房,就不可思议。最耸人听闻的是佛州的沙滩房。我几个月来一直在关注。一个2019年50万美元交易的房子,两天前上市价125万, 已经 Pending. 现在很多沙滩房的上市价比2020年的成交价高一倍。实际上这些房子根本没有投资价值。人们在赌升值。我追踪几个2005年交易的沙滩房子,房价到去年才出水。
大多数股票和房第产市场的崩盘是突然发生的。蛛丝马迹会有一些。有人说如果连打扫卫生的大妈大叔都在谈论股票,跃跃欲试的话,恐怕股票市场离崩盘不远了。同样道理,如果很多人,动手能力不强,又不喜欢与人打交道,也纷纷加入地主的队伍,房地产的好日子可能快到头了。
但愿我是危言耸听。
你要知道现在大家都是现金买房。钱实在太多了。。。
