换一下讨论重点:抛开讨论closed end fund的优缺点,大家觉得政府办公大楼的出租前景如何?现在WFH的趋势长远来说会不会也成为政府办公的趋势?

I would not.

if they decide to get a new building you will have something worth nothing.

You have a large involvement of investment, return is not too good, and no exit strategy. A big NONO.

我这边的政府都在换building。这两年小地方政府地税收的多了,有点膨胀,都想鸟枪换炮

人家换了个地方盖新楼去了。你这个旧楼租给谁啊,几十年的,里面有石棉,。。。

所有的REIT fund, closed end or open end, 都应该有同样的问题吧?

住房具有通用性,总可以租出去卖出去。店铺次之,这种大楼独一份,风险大,不是小投资者的菜。

or a smart fund manager 应该考虑到更新换代的问题,不过如您所言,确实需要资金不停的去投入才可以更新换代

any asset that you use to generate value

you can dispose at any time, for some value. If you have some scope of time to use it and at the end of this time try to sell it, it is called terminal value, such as a used car. 

Terminal value can be negative, say you can't find a buyer and have to pay tax, or it costs you a lot to tear it down, or it has pollution issues.

我不会碰。租金涨幅小,低于通胀,政府机构要求多。优点可能是比较稳定,但是政府没预算了也是一个风险。
