If the house/ apartment is too old, just need to do a full renovation as tallcuterich did. During the student turnover period, try to hire cleaning crews to help. When everything is on auto pilot, life becomes much easier.
我的大本营第一栋就是学生房,两家庭,14年底买的,然后那之后几个月,学校有一个老地主退休,有卖了10来栋,我all in 借贷所有能借的,买了4栋,都是两家庭。都很近。
后来这些年,我持续在本地吃入了40来套这种学生房。这些学校周围的房子在东北都很老,往往租不起价格,或者要费很大的劲来租。我就挨着挨着把他们更新。我做的gut rehab, 或者不gut, 更新厨房卫生间,墙double 灰板,铺lvp. 换新灯。大多数都是给这些学生房。
一般来讲,我的学生房是3卧,一卫一厨一厅。有时候4卧,就需要多做一个卫生间。四卧一个卫生间就比较不那么受欢迎。
我提供所有家具,沙发,love seat. Coffee table end table 床,床垫,电脑桌,55寸智能电视,餐桌,餐椅,无线网络。水电暖气全包。
我以前什么都不包,后来发觉把房租提高上去,包所有,一回事,学生反而喜欢。
每个房间大概收550到700. 550是四卧一卫的那种,700的是那种两卧一卫的。
这四十多套房子是我portfolio里面最赚的。比apartment building还赚。
我们这边一套独栋,也就1200。房价便宜。但是通过租给学生,大大的提升了rent roll.
18年我从远程地主那里买了一套三家庭,一楼是好的,厕所很旧,厨房比较新,三个卧室。二楼三楼是空壳。买价花了7万。然后把二楼修了三个卧室,三楼修了4个卧室。现在3个公寓,十个卧室。每月接近6000块的rent毛收入。
所以学生房利润是很大的。但是每年的搬进搬出,需要很强的运营,要么自己顶上。要么自己团队顶上。交给管理公司,可能不太靠谱,我试过,因为搬进搬出太频繁,一旦没租出去,一年或者至少半年租金就没了。冬季租春季学期的人很少。
