话说那个有三个小房子的property,再我还没搞清楚能否加建等等就不见了。其实那个还是我很喜欢的,上面三个是小的A frame房子,我特别喜欢A frame,虽然破旧,倒是正好拿来做装修玩。现在没有了,只能看自己手里有的,看看能否在农场建一个,有卖 Aframe那种kit的,三五万到10几万都有。打电话到county,结果他们说,本来我们这里没有zone,想建啥就建啥,从下个月开始,有新的zoning 规定开始了,一个parcel只能有一个main house,和一个ADU (不能超过一定大小的), 我要建,就要分Lots建,现在最低是每个Lots 0.75亩,那我可以分出十几个呢,
现在最多还有一个月,要拿一个permit在自己地理建一个是来不及了。
我是不是应该现在干脆分好十几个Lots,做好development Plan,然后自己挑一个建一个我喜欢的Aframe在上面呢?做develop计划找谁做?里面要计划建道路,规避各种setback,easement等等,找septic区域,?建筑师?从来没有做过社区规划
现在偷懒的做法以后慢慢思考的话,你可以先建一个house在某个位置,建议靠边,这样以后你想sub divide的话可以直接把那个建房子的地方做一个Lot split出去。这样的话你现在比较省心,而且税也低。

目前来问马棚出租的人有6,7个,都是类似的情况。是不是可以建一个可以养马的小社区?cluster system?

你那块地有多大?40acr above? 离高速有多远?离学校和超市有多远? 周围只有一个工厂还是有很多工厂在规划?
目前你有很多stable的话,先租stable boarding horse, 估计一个horse 可租 250左右,不知道你在哪里,不太好说。也可以试一下租给养马的人做训练马场。
暂时不要着急瞎分,有时候subdivide反而会让你的地失去价值,just hold on to it.
