你可以waive appraisal contigency. 就像攀攀妈说的,如果appraisal估价比出价低,银行只能给你贷出60 或70%, 那么你就要出40 或者30% downpayment。以前在房市不火买家市场的时候,买家总是用appraisal contigency再和卖家第三轮讨价还价。第一轮是买房进合同,第二轮是inspection。那卖家市场,你就不能这样了。所以现在都是waive appraisal contengency.
更好的offer 就是cash offer, waive appraisal and quick closing. 现在的银行都可以1 个月closing。那如果卖家需要10天或20天快的closing,那就必须cash offer 才能做到。另一个方法就是bridge loan, 或者cash 买完,立马refinance。。
