现在贷款抢不到投资房。cash out的钱全款买投资房划算吗?

我有一个付清贷款的投资房。现在refinance出来的钱,现金买另外一个投资房。有什么利弊呢?划算吗?

可能最近几年都火,一直都是waive+加价,过户了才找inspector来的,该修修也无所谓;但是确实结构啥的得看清楚、有比较厉害的agent,contractor,结构工程师可以帮助把关。 waive appraisal不是不做,而是无论做出来什么价格,后果自付,如果大于等于你的报价,皆大欢喜;如果低于,你要多付首付

攀攀妈说的很清楚了。加一点。见内。

你可以waive appraisal contigency. 就像攀攀妈说的,如果appraisal估价比出价低,银行只能给你贷出60 或70%, 那么你就要出40 或者30% downpayment。以前在房市不火买家市场的时候,买家总是用appraisal contigency再和卖家第三轮讨价还价。第一轮是买房进合同,第二轮是inspection。那卖家市场,你就不能这样了。所以现在都是waive appraisal contengency.

 

 更好的offer 就是cash offer, waive appraisal and quick closing. 现在的银行都可以1 个月closing。那如果卖家需要10天或20天快的closing,那就必须cash offer 才能做到。另一个方法就是bridge loan, 或者cash 买完,立马refinance。。

我出cash offer的前提,是我有这么多cash,如果mortagage 有问题,close 不了,我还是可以履行合约的。不知道说的清不清楚。

Inspection issue

On the inspection report. Structural issue will be something like, recommandation of further inspection by a licensed structual engineer. Now, does this statement dissuade you from offering. If you still want to proceed, why not just pocket the inspection money in the first place.

立马就可以。如果现金买房,立马就可以refinance.如果买的时候就是mortgage 需要等6个月

Now the timing changed

Depends on area. Bought two this time last year. Turned out to be execellent timing. My gut feeling says right now it is no longer good time to enter. Might be good time to exit. I listed one house for sale about a month ago. Will have close soon. So far, I feel I get a good deal. Hoping the buyer don`t back out.

How to make an offer more appealing

Offer template has the option of waive inspection and waive finance contingency. Cash offer is usually an additional clause. As long as buyer selects waive finance contingency, buyer can not back out because of financial reason. Otherwise seller can pocket the earnest deposit. But that is only a thousand or two, and there is still inspection contingency, this is a back door for buyer to get out. If the market turns, seller is back to sequare one, the losses will be a lot more than that.  So you see from seller`s prospective, this offer is not very appealing. An appealing offer is waive inspection and waive finance contigency, and put down a substantial amount of deposit. This offer now is more attractive than a cash offer with less deposit and/or more contingency.

Interest rate is no longer favorable

This is not an economy booming. This is a global crisis. The rising CPI is manufactured by ultra easy monetary policy from major central banks. Capitalism is supposed to have  economy down turn and bankruptcy. It is supposed to be a down turn. Central banks didn`t allow it to happen, there will be consequences. Right now just nobody knows what the consequences will be.  

10 year treasury yield is on the rise.
