我的女租客电话告知男租客家暴被法院开了禁令（restraining order）, 现在男租客被禁止出入出租房， 请问如果女租客想继续留在出租房， 我的问题是：
1. 是不是可以restaining order名义终止和男租客的租约？如果解除，男方的押金（他当时分担了一半）要不要还给他？还是女方可以保留？女租客认为不需要还给男方。
2. 是不是应该解除原合同，重新和女方签署一个新合同 ？
有点担心女方的经济能力， 犹豫是不是改成monthly 合同， 但是女租客希望能延续原来的租约到明年6月。

抱歉没说清， 这俩位不是夫妻， 签约时他们自称是fiance and fiancee，而且孩子也不是男方的， 所以男方对女方没有法律上的经济义务对吗？签约时押金是各自付了一半押金。
问题是男方被法院禁止出入出租房， 男方不可能住在房子里， 所以只能和他解除租约对吗？他支付的一半押金必须还给他对吗？
