The thing is, how much risk can you take over

a single catastrophic event. if this house catch fire, can you handle a few months with no income but you still have to pay mortgage and repair cost? I can tell you from my experience, the insurance company can wait for several month before paying you anything. (In my case I waited more than 7 months. During these 7 months I put all incomes from other properties into this multifamily to rebuild it..

还有一个考量就是能不能add value, 如果rent是market value, 意义不大。
