早开始,先efile。法庭开张后有很多案子积压,所以要尽量排在前面。
疫情的却让不少人限于困境,所以政府出钱疏困。作为地主不欠谁的,住旅馆要花钱,买东西要花钱,没有免费一说。出租房子是一样道理,公平交易。
世界上的坏人是极少数,让你遇上了也没用办法。大多数人是讲道理的,也不会因为赖上两三个月不交租弄一个unlawful detainer 的罪名背一辈子,有了这个被eviction 的记录,以后再去租房子会难上加难,我不认为绝大多数租房客会当儿戏。

你要读3/19 的LA county 的 executive order,section I 。这里说房客有6个月的Grace period 付4月5月的房租,这期间当然不可以eviction。

然后在4/14 改成了12个月Grace period (after 5/31的限制令起始的12个月) 付4月5月的房租,这期间房东不可以eviction。而且说了现在5月底以前不可以打扰房客,看第一和最后两条。所以现在不可以贴3天notice的。小心一点惩罚可能会很严重的哦。
